What to expect

Your Loan Process Timeline

Here is the usual path from first call to closing. Timelines move faster when documents arrive early and we stay in touch.

1

Free consultation

We talk about your goals, budget, credit, and timeline. No pressure. Just a clear plan.

2

Pre-approval

You send a few documents. I review your file and issue a pre-approval letter you can use with offers.

3

Find a home and write an offer

Your agent shops with a real number. I stay available for questions on contingencies and timelines.

4

Full application and disclosures

Once under contract, we lock in your application, send disclosures, and order the appraisal when ready.

5

Underwriting and conditions

The underwriter reviews your file. I help you clear any conditions quickly so nothing sits.

6

Clear to close and closing day

You get a closing disclosure, we walk the numbers together, and you sign and get the keys.

You will not need every item on day one. This list covers what most purchase files use. I will tell you exactly what applies to you.

  • W-2s for the last two years
  • Federal tax returns for the last two years (if self-employed or needed for your file)
  • Profit and loss or business docs if you are self-employed

Assets

  • Bank statements for the last two months (all pages)
  • Retirement or investment statements if funds will be used
  • Gift letter and donor docs if someone is gifting money toward the purchase

Other

  • Government-issued photo ID
  • Social Security number for credit authorization
  • Purchase contract once you are under contract
  • Homeowners insurance quote before closing
  • HOA docs if the property has an association

Never email full Social Security numbers or account passwords. Ask me for the secure upload path before you send sensitive files.

FAQ

Client Resources FAQs

How long does a mortgage usually take?

My standard is about 30 days, typically 3 to 4 weeks, depending on the appraisal, title, the program, and how quickly documents come in. If you are in a jam and need to close faster, tell me. When it needs to happen, I get it done, and I have closed many loans in as little as 10 days. I will give you a realistic timeline up front and keep you updated every step of the way.

Do I need every document on the checklist on day one?

No. Start with ID, income, and bank statements for pre-approval. We will ask for the rest as your file moves forward.

Can I text you documents?

Yes. Call or text (520) 495-8989 and I will tell you the safest way to send each item.

Is this page for Tucson and Houston clients?

Yes. The process is the same for clients in the Tucson metro and the Houston area. Local programs and rules can differ, and I will flag those for you.
