FAQ

Cypress Mortgage FAQs

Are you licensed to do mortgages in Texas?

Yes. I am licensed in Texas, Arizona, and California through Neighborhood Loans. You can verify NMLS 667008 at nmlsconsumeraccess.org.

Do MUD taxes in Cypress affect how much home I can buy?

Yes. Many Cypress neighborhoods sit in a Municipal Utility District, or MUD, which adds to the property tax rate on top of county and school taxes. The total tax rate changes your monthly payment and your debt-to-income ratio, so I use the full rate for each address before you write an offer.

Do HOA dues in Bridgeland or Towne Lake count in my pre-approval?

Yes. Master-planned communities in Cypress usually have an HOA. Dues count in your monthly payment and in your debt-to-income ratio. I include them from the start so your pre-approval matches the homes you are actually touring.

Will I need flood insurance for a home in Cypress?

It depends on the address. If a home is in a FEMA special flood hazard area, flood insurance is required on most loans. Even outside those zones, it is worth getting a quote. I check the flood zone early so there are no surprises before closing.

Is Texas down payment assistance available in Cypress?

Texas DPA through TSAHC may help qualified buyers, and In-House Down Payment Assistance can be an option in Texas as well. Programs change often and depend on income, the loan type, and the address. Ask me which options fit your scenario.

Can I get a VA loan in Cypress?

Yes. I work with veterans and active duty families across Cypress and Greater Houston. VA loans can offer zero down for eligible borrowers.

Can you help me buy a new construction home in Cypress?

Yes. New construction is common in northwest Houston. I help you compare builder incentives against outside financing before you sign a purchase contract.
