FAQ
Almost always, yes. On some conventional loans it can be waived, depending on the home and the appraisal. The certification confirms the home sits on a permanent foundation that meets HUD guidelines. My team orders it for you. The cost can be paid by the buyer or the seller, and that part is negotiable in your purchase contract.
HUD labels, sometimes called HUD tags or plates, are small metal plates on the outside of each section of the home. The data plate is a paper label inside the home, often in a kitchen cabinet, a bedroom closet, or near the electrical panel. Together they verify the home, its age, and that it was built to HUD standards.
That is very common. If the appraiser needs them, my team orders a replacement verification through IBTS, the Institute for Building Technology and Safety, which is the source HUD uses for label verification. We handle ordering it.
It must have been built on or after June 15, 1976, when the HUD code took effect. Homes built before that date are not eligible.

FHA, VA, USDA, and conventional loans may be options, depending on the home, the land, and your situation. I will tell you quickly which ones fit.
Yes. If you own a manufactured home on land, ask me about refinancing. The same basics apply: the home, the foundation, and the land.

Eligibility depends on the home, the land, and the borrower. Not every manufactured home qualifies for mortgage financing. Loan program guidelines, including foundation, age, and documentation requirements, are set by each loan program and investor and can change at any time. This page is general education only. Always confirm current guidelines with me before you make decisions.
